Hilton Garden Inn Hotel Development Site Plan Review Narrative
The Hilton Garden Inn Hotel project will create a new hotel development. This project is
located at 3530 Gateway Street, Springfield OR 97477, The existing site is a hotel that
has been demolished to accommodate the construction of the new hotel. Included in this
submittal is a copy of the deed and preliminary title report, a copy of the site plan reduced
to 8,5" x 11 ", the stormwater management system study and plan sets, The plan sets
include existing site conditions, a site plan, utilities plan, grading plan, landscape plan,
architectural plans and an on-site lighting plan.
Impervious area on the project site has been reduced by 0.45 acres, Increased landscaped
areas in the parking lot and around the hotel account for this, The parking lot provides
117 standard parking stall, 38 compact parking stalls, 5 handicapped parking stalls and 32
covered bicycle parking stalls,
Existing locations on Game Farm Road, Gateway Street and an existing ditch between
this property and the Beltway on-ramp will be utilized to discharge onsite stormwater.
Grassy swales and water quality basins are being used to treat the stormwater runoff,
Details can be found in the Drainage Report, Sanitary sewer from the hotel discharges
into the public sanitary sewer system on Game Farm Road, Water service for the Hilton
Garden Inn Hotel comes from the public water system located on Game Farm Road,
All design, analysis and plans for this project was done in accordance with City of
Springfield Engineering Design Standards, A NPDES #1200-C Permit Application has
been submitted concurrently with this pre-application sllbmittal.
