Type I Site Plan requesting approval of a storage building at the east end of the property. The site is located at 1941 Laura Street (Assessor's Map 17-03-27-10; Tax Lot 2600). The property is zoned Light Medium Industrial (LMI); the Metro Plan Designation is Light Medium Industrial - not in any existing refinement plan area. This proposal was reviewed on July 11, 1989. ACTION PRELIMINARY SITE PLAN APPROVAL subject to: Requirements under Site Plan Review Criteria of Approval (See Attachment A). . WAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL? 1. A Final Site Plan drawn to scale is required within 90 days of the date of this letter. 2. A signed Development ,Agreement. This agreement will be prepared by staff upon approval of your Final Site Plan. APPEAL If you wish to appeal this 'Type I Site Plan Review decision, you must do days of the date of this letter. Vhen the applicable Development Standards below have been met, this application will have demonstrated compliance with the applicable standards of this Code. (X) PARKING AREAS AND INGRESS-EGRESS POINTS HAVE'BEEN DESIGNED SO AS TO FACILITATE TRAFFIC AND PEDESTRIAN SAFETY, TO AVOID CONGESTION AND TO MINIMIZE CURB CUTS ON ARTERIAL AND COLLECTOR STREETS. Vhen the applicable Development Standards below have been met, this criterium will be met. DEVELOPMENT STANDARDS TO BEHET (X) THE DEVELOPMENT HUST CONNECT TO PUBLIC UTILITIES. The site is connected to public utilities. (X) THE DEVELOPMENT HUST COMPLY VITH THE SPRINGFIELD BUILDING SAFETY CODES. The construction of the storage building and paving of the 20 foot-wide access' way from the existing paving to the storage building will require a Building Permit. Contact Lorne Pleger of the Building' Safety Division at 726-3759. The area to be paved must be shown on the Final Site Plan. (X) PARKING AND CIRCULATION AREAS HUST BE PAVED AND STRIPED, AND llHEEL STOPS HUST BE INSTALLED. Only the 20 foot-wide access way to the storage building and an additional circulation area across the front of the storage building needs to be paved as part of this application. The area to be paved needs to be shown on the Final Site Plan. (X) CURB CUTS WICH EXCEED THE STANDARDS OF THIS CODE MUST BE CLOSED AND REPLACED VITH STANDARD CURB AND GUTTER, AND SIDEllALK \/HERE NECESSARY. No additional curb cuts are being requested. (X) SIDEVALKS HUST BE INSTALLED VHEN THE SITE ABUTS A CURB AND GUTTER. A PUBLIC IMPROVEMENT AGREEMENT HUST BE REQUIRED VHEN THE SITE DOES NOT ABUT CURB AND GUTTER. There is no existing sidewalk. An Improvement Agreement already has been signed. ,. - . ./ Page 2 Hyland Findings [X] A 5 FOOT VIDE LANDSCAPED PLANTER STRIP VITH PERMANENT IRRIGATION MUST BE INSTALLED BETVEEN THE STREET-SIDE PROPERTY LINES AND PARKING AREAS OR STRUCTURES. IF STREET TREES DO NOT EfiST, THEY MUST BE INSTALLED IN THIS PLANTER STRIP. Landscaping already exists along the frontage of Laura Street. [X] STREET LIGHTS MUST BE INSTALLED. No additional street lighting is required as part of this application. [X) TRASH RECEPTACLES AND OIITDOOR STORAGE AREAS MUST BE SCREENED. Outdoor storage needs to be screened by a sight obscuring (slatted chain link) fence. ADDITIONAL STANDARDS The proposed storage building is required to be set back 10 property line (along Pioneer Parkway). This setback area landscaped. Street trees will also be required spaced at 30 foot feet from the rear is required to be intervals. VHAT NEEDS TO BE DONE? 1. You need to submit a Final Site Plan drawn to scale which shows the additional items listed under STANDARDS TO BE MET. 2. Upon approval of the Final Site Plan, staff will prepare a Development Agreement which also have to be signed by the property owner. 3. Once the Development Agreement is signed, the Site Plan Review process will be complete.
