Subject: Housing Inspection at 2158 Laura Stree~ Springfield, Oregon.
Dear Mr, Jackson:

At your request, the Springfield Building Safety Division conducted a
Housing Inspection at'the above address. The inspection revealed items
which do not meet the minimum City Housing Code requirements and must be
corrected. They consist of the following:
Structural
1, Dryrot is evident in the bathroom which requires repair or replacement.
2. Deterioration requiring repair or replacement is evident in the roof
covering creating a potential for weather infiltration and damage to the
interior.
Electrical
3. The electrical service located at the rear of the structure is an interior
panel and not approved to be located on the exterior of a structure where
it is subject to wet or damp conditions. An exterior rated panel, sized
and grounded in accordance with the current code requirements shall be
installed,
4, The electrical wall heater located in the utility room shall be relocated
or removed because of the potential fire hazard resulting from it's
location to combustible material.

5. It appears that the existing electrical system has not been updated in a
manner to accomodate the increase in loading and safety of today's
electrical uses. Although not speCifically required by the minimum
standards of the current Housing Code, the following electrical safety

A, Provide two 20 ANP appliance circuits in the kitchen/dining area.
Such curcuits, whether two or more are used, shall have no other
outlets or fixtures extended from them, Those outlets located within
six feet of the kitchen sink shall be GFCI protected.
B, A GFCI protected bathroom receptable be installed.
C. A 20 AMP laundry receptacle and a 30 ANP dryer outlet be installed;
both of which will have no other outlets.

D. A branch circuit and a range outlet of at least 30 ANP, 240 volt
rating be installed.
6. Electrical installations, alterations or modifications shall conform to

Plumbing
7. The unused septic tank shall be pumped and filled with earth, sand,
gravel, concrete or other approved material,
Building permits must be obtained for the above items which involve
repairs or modifications to the structural, electrical, plumbing or
mechanical systems of the building and for any additions or revisions you
wish to make to the building.
A licensed electrical contractor is required for all new work and
alterations to existing electrical systems in structures which are for
sale, lease or rent. However, the replacement of parts for electrical
devices which is necessary for maintenance of approved existing electrical
installation~ may be done by the owner of the property,
