I) The 3000 square feet of additional impervious surface is a minor increase to stonnwater ",
facilities designed by the engineering finn of Schaudt, Stemm and Wilde for the applicant :
during site plan approval procedures.
2) The 3000 square feet of warehouse space increases the required parking from 17 to 20
spaces. An exception from the 20 spaces required is granted in accordance with SDC .
31.170(1 )(D)(3),finding that 16 parking spaces are provided, ADA access is unaffected and
c,ustomer truck traffic characteristic of the LMI use is provided parking at four overhead service
doors. (Parking is also available in the private driveway but is nDt considered part of the
exception because the driveway space is subject to ajoint use access and maintenance
agreement approved during subdivisiDn procedures and would require a shared parking
agreement.). No negative impact on sUITDunding properties will occur as a result of the
exception allowing 16 park,ing spaces and 4 truck loading spaces. '
Staff finds the minor revisions to Mf, Bosisto's site plan, Planning Journal Journal Number 96-
03-59, in accordance with prior approvals and recommends Building Pennit review procedures
