construction materials, construction equipment, cats, cranes, track hoes, and office

The property i~zoned Light Medium Industrial (LMI); the East Main Refinement Plan'
designation is Light Medium Industrial. The storage use is permitted in the LMI
District.

PRELIMINARY SITE PLAN APPROVAL.
WAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL?
1. A Final Site Plan, drawn to scale is required within 90 days of the date of this
letter. The following information needs to be shown:
a. Outside storage of materials must be screened by a sight obscuring fence.
The entire site, not just that portion along the frontage of Man Street needs
to be slatted (Ref. SDC 20.090(1)(d)). In addition, a gate needs to be
placed in the north'fence and gravel from the fence line to the yard area for
access to the fire hydrant north of the property between lots 200 and 300.

c. There are two driveways proposed for this development. The maximum width for
a curb cut is 35 feet with 8 foot flares. ' The dimensions must be shown on
the Final Plan. Any excess driveways must be closed, i.e., replaced with
curb, gutter and sidewalk. A facilities permit will be required from the
State Highway Division for any driveway since Main Street is part of the

d. The existing hydrant on Main Street needs to be shown. The driveway needs to
be setback at least 3 feet from the hydrant.
e. A landscape plan is required. A five foot-wide landscape strip is required
behind the property line along main street. The minimum planting acceptable
per 1,000 square,feet of required planting area is as follows: 10 shrubs,
five gallons or,larger. Street trees (at least 6 feet high and not less than
2" in caliper) are required at 30 foot intervals. The names of the trees and
plants will be required to be shown on the Final Plan. An irrigation plan is
required unless there is written' verification from a licensed nurseryperson
and a program to ensure that the proposed plant materials will have at least
a 90 percent survival rate over a five year period without an irrigation
system.
2. Recordation of the required 10 foot sidewalk and public utility easement at Lane
County at the applicant's expense.

4. A Development Agreement will need to be signed. This document will be prepared
by staff upon approval of the Final Site Plan.
ADDITIONAL INFORMATION
1. The property address must be placed on the fence along Main Street and be visible
from the Street.
2. There is an existing sanitary sewer line at the south east corner of the
property.
3. No maintenance will be ,allowed at this site. This approval is for storage only.
APPEAL
If you wish to appeal this Type I Site Plan Review decision, you must do
days of the date of this letter. Your appeal must be in accordance
Development Code, Article 15, APPEALS.
