Also, clearly show which perimeter fences are remaining and which are being replaced. In addition, indicate the location and height of outdoor equipment and storage. 5. The parking note says 25 spaces will be provided but only 23 are shown on the plan. Also, reduce the number of compact spaces to 7 to comply with the 30% standard. In addition, parallel parking spaces must conform to the dimensional standards in SDC 4.6-115 (also, discuss the logic of the seemingly haphazard placement of parallel spaces and the one space behind the west gate) Finally, discuss if the parking area will have a curb on the west side to discourage vehicles from parking on the lawn. 6. Indicate the location of the loading areas on the site. 7. Discuss access issues regarding the bike parking proposed behind the west gate. 8. All setbacks must be landscaped, including parking/driveway/outdoor storage setbacks. 9. Since the properties abut residential on the west and south, the fence shall be non- metallic and of a subtle color. 10. Double-check the street tree list regarding the Greenspire Linden trees for conformance with the width of the planter strip and overhead lines. 11. Provide exterior elevations of all buildings and structures proposed for the development site, including height. 12. Provide an on-sight lighting plan. Springfield Development Code Section 5.4- 105 and Oregon Revised Statutes 227.178 require the City take final action on a:,limited land use decision within 120 days after the application is deemed complete. The 120-day processing period for this application begins when all the missing information is submitted or when you request that the City proceed without the information. You must indicate by either signing this form or by submitting a written response to the City within seven days of the date of this form asserting your intentions regarding the provision of the missing information. If you indicate herein or in your written response that the missing information wjll be submitted, then you have 180 days from the date the application was submitted for Pre- Submittal Review to provide the City with the missing information. If you refuse'to submit the missing information, then upon receipt of the full application packet and processing fee, the City will deem the application complete for purposes of starting the 120-day clock and begin processing the application.
