CONDITIONS OF APPROVAL:
,/l) Prior to approvar of the Final Plat, the applicant shall install at least one street tree along the frontage of each
'J( '- .- parcel, as generally depicted on the tentative partition plan. The street trees shall be sufficiently removed

Prior to approval of the Final Plat, the electrical and telecommunication services to the existing dwellings

./ 3. The applicant shall make arrangements with utility providers for utilIty easements as may be required to
accommodate the underground electrical and telecommunication servi"ces for the dwellings on Parcels I and

Planning Action SUB2007-00043.
/ 5. Prior to approval of the Final Plat, the applicant shall execute and record the access and maintenance
easement against Tax Lot 800 that benefits Parcell and provide eVidence thereof to the City.
../ 6. Prior to approval of the Final Plat, the applicant shall execute and record the 23-foot by 25-footjomt access
and utility easement benefiting Parcels I and 2.
/'7. Prior to approval of the Final Plat, at least two paved off-street parking spaces shall be developed to serve
Parcel 2.

Prior to approval of the Final Plat, the apphcant shall execute and record the street right-of-way dedication
as portrayed on the tentative partition plan

encroach beyond the projected private easement boundaries.
