Sheet 1 1) Label imtIal point on the map. 2) The lengths of the N-S hnes on the map (132.8) do not match the Surveyor's CertIficate dIstances (133 8). 3) Correct the CSF number for Ref#1 and for Reffll0. 4) The parcels do not close. Please examine lot closures for the parcels and correct distance(s). 5) Parcel 2 appears to have an overlap wIth Parcell ofPartitlOn 96-P0802. Please address thIS. (It could be there is a stray line that gives an illusion, too.) 6) Note D does not say what the 0.31' call is referencing. Is It saying that the YPC is N 86032"00"W 0.31' from the corner you calculated to the SW comer of Parcel 1, or that the calculated corner is N 86032'00"W 0.31' from the yellow plastic cap? 7) At the east end ofM Street's southern ROW, change the Calc posItIon's reference from 3 to 1, as Ref 3 has no ties to calculate Its position. 8) Please add the reference number to the (East 730.00) call and the (East 200.00) call on the north side ofM St., as well as to the 7.00' call m the NE comer of Parcel 2. 9) Correct the bearing of the 100.00 call (Reffl3) along the north side ofM street. 10) Below the above named line, remove or correct the bearing of the 29.20 line (Ref #3). 11) Change beanng of 544.84' (Ref #3) tIe along Prescott Lane from N W to N E, and change the calculated dIstance to 544.84. Ten lInes from the bottom, change Reference 8 to the correct reference (#6?) c. Nme lmes from the bottom, change Reference 5 (to #6?) d. Change the spellmg of "subdivIsion" in the line 2.1 Inches above the last , lme. 22) Add the name and address of the owners. 23) SubmIt a current copy ofthe tItle report wIth the mylars. (Needs to be dated- withm 30 days ofthe filing date of the plat.) I have not seen one yet, so address any new issues that are revealed by the tItle report, ego easements, concurrences for deeds oftrusts, legal descnption matching Surveyor's CertIficate, etc. 24) All taxes must be paid before the plat can be approved 25) Note. Havmg the Solar Statement IS no longer required by the City of Spnngfield Planmng Department. SDC SectIon 35.01 0(3) no longer exists. 26) Please submit a copy of your plat to the county for theIr review. After you do so, I WIll receIve theIr comments and forward them on to you. Field Comments: I) It appears that a house bIb on Parcel 2 IS attached to the house on Parcell. If this IS true, an easement/agreement needs to be made, or the hose bIb moved to Parcel 2. 2) The electnc line servicing the garage on Parcel two from the house on Parcell needs eIther an easement or to be relocated. 3) There IS a fence that is 6" south of the NE corner of Parcel 1. Show fence or remove It. Note: When you have completed all comments and corrections from the City, County and field check, please deliver a final paper copy along with a current title report. It there are no fmiher correctIOns you WIll be notIfied and you can pay the FInal Plat Fee and drop off the mylars. The mylars will be mternally routed for SIgnatures and once complete you will be notified tQ come and pIck them up to delIver to the County for filing and recordmg.
