ENERGY CODE COMPLIANCE
Complies with ORSC Energy Conservation requirements: standard base R values, extra
measures are 3 & A.
92% AFUE gas furnace. Ducts insulated to R-8, Performance Tested duct systems.
Thermal insulation at heated area envelope is as follows:
Floors: R-30 high density batt.
Exterior walls: R-21 batt.
Flat ceilings: R-49 blown. Sloped ceilings: R-30 batt or blown.
Windows are vinyl framed, double glazed, Low -E coated, max. U value .30.
Front door is wood paneled with small single glazed lite (under 2.5 so. Full lite rear exterior
door complies as window, with fiberglass skin and foam core. Door to Garage is 1.75" solid
core. Compression type gasketing and thresholds at exterior doors.
Conventional (non -advanced) framing.
SITE PLAN NOTES
Site is Lot #38 Osprey Park, Springfield. Address is 847 Lupine Street.
Standard City of Springfield 5' setback sidewalk and driveway approach. All roof and
underfloor drainage runs to storm line stub at front. All utilities are underground. See
Landscape Plan for flatwork layout, Description for finish.
See figures demonstrating compliance of this site with Lot Coverage standards, which for
Osprey Park are set at 54% of lot area.
SOLAR ACCESS COMPLIANCE
Compliance with the City of Springfield Solar Access requirements as follows:
House is on south side of street right of way. Result: Building as indicated on the plans
complies with Springfield Solar Access requirements.

EXTERIOR ELEVATION NOTES
Roofing is IKO laminated fiberglass shingles, see Description of the Work. Facias are 2x8
DF Sel Str primed, rakes are 2x10 DF Sel Str, eave soffits and rakes are closed. Eave soffit
stops at corner so no boxed returns at rakes, as shown.
Siding at front is prestained TK red cedar 1x8 Pattern #105 laid horizonally. Siding
elsewhere is primarily 8.25" Cemplank lap. Outside corners are 5144 & 5143 TK cedar at
front, Harditrim elsewhere, butt flush. Inside corners are cedar 2x2. Siding at front gable end is
Hardishingles.
Windows are vinyl framed, color per Finish Schedule. No grids.
Front porch columns have painted Hardipanel siding over 2x4 PT framing, 1x8 Harditrim at
base and 1x6 Harditrim at head. Column at rear patio is 6x6 PT with Hardipanel wrap, 1x8
Harditrim trim at base, 1x6 Harditrim trim at top.
Windows at front have 5144 TK cedar trim, head and sides, with 5146 base TK cedar, and
faux sloped sill ripped from 2x6 cedar. Windows elsewhere have no trim.
Person doors have shakemould trim. Overhead door has 5144 TK cedar head trim, and
514x4 TK cedar at sides. Flash over all head trims.
Front porch and rear patio roof soffits, also eave and rake soffits, are LP Innerseal siding
panels, square edge.
Band at Garage is 2x8 DF SelStr, flash over. Dado bottom 318" for siding.
Front facing gable has brackets as shown, 44 cedar horizontals to 3" past rakes with 3/4"
chamfer all around end, 2x6 cedar against wall, 2x4 cedar diagonal at 45 degrees.
Railing at front porch has flat 2x6 top, 2x4 top and bottom rails (vertically) with 2x2's at 6"
o.c., of clear cedar, stained. Drop 2x4 foot to porch at center of bottom rail.
