Your request for a building permit to reconstruct the former dance hall
cannot be accepted.
The current zoning is AGT' and does not allow for the replacement of the
destroyed structure because of its non-conforming use status. Lane Code
10.305-20(2) "Non-conforming Structures" states, "Should such structure
be destroyed by any means to an extent of more than 50% of its replacement
cost at time of destruction it shall not be reconstructed, except in
conformity with the provisions of this Chapter".
If you wish to rebuild the dance hall, a C-3 zone will be required for'
property outside the incorportaed areas of Lane County.
