As you requested and Investigation was conducted at the above mentioned job sites to
determine if the conversion of space above the garage would have an adverse effect on the
standard "portal frame" garage door wall line construction. The portal frame end walls are
constructed in accordance with standard construction details provided by the City of
Springfield. The construction involves the garage door header extending over the wall with
light gauge strapping connecting the header to 4x end wall members. The wall is sheathed
with a structural panel and nailed according to the specification provided by the city. The
shear wall is connected to the stem wall with off the shelf tension tie hardware as specified.
In regard to 6707 Jacobs the additional seismic and wind lateral forces are as follows:
The additional wind exposure would be 24 square feet of wall. Using the use Method
2 the additional load would be 24 x 13.2 PSF = 3161bs. The additional seismic load
would be 200 square feet of floor and 48 square feet of wal" This would result in an
additional factored load of 280 Ibs. This is not a significant additional amount of force
applied to the walls, The walls as constructed are sufficient to resist the total loading.
In regard to 6695 Jacob there additional seismic and wind lateral loads are as follo~s:
There Is no addItional wind exposure and the addition of the 240 sq. ft. of living area
'12 of the lateral load would be resisted by the rear garage wall and the remainIng Ya by
the portal frame. This results in a Increase of 375 Ibs to the portal frame system"
This Is not a slgnlflcant additional amount of force applied to the walls. The wans as
constructed are sufficient to resist the total loading.
