Five (5) Questions - list specific questions the applicant would like staff to answer
during the meeting, So that each question may be fully evaluated, the list is limited to five
questions.
Ten (10) Copies of the Proposed Plan - suggested information valuable for staff to
review the proposal is listed below. It is not necessary to include all of these items on
the site or plot plan, However, applicants are encouraged to address as many as possible
given that the level of information that will be derived from the meeting is commensurate
with the level of detail provided in the application.
Applicants are also encouraged to include additional information on the plan as listed in
the Springfield Development Code (SDC) 5,12-120, Land Divisions - Partitions &
Subdivisions - Tentative Plan Submittal Requirements or 5.17-120, Site Plan Review

TRANSPORTATION
The proposal includes extension of Vera street to 19th Street, improvement of 19th Street
frontage, connection to Hayden Bridge Road to the east and construction of two cul-de-
sac streets extending west from 19th Street.
1, Is the city in general agreement with the proposed street layout? Are there any
changes you would suggest?
2. Access to proposed comer lots along 19th Street will occur from the east-west streets,
not from 19th Street. The remaining lots fronting on 19th Street will take direct access
onto 19th Street. Is the city OK with the proposed driveway accesses onto 19th Street?
3. The owner would like to retain an access easement along the east edge of Lot 30 for
access to the orchard to the north for farming purposes. It is anticipated that access to Lot
30 and access to the orchard would be a joint access at 19th and Hayden Bridge, Does the
city see any problem with this?
PUBLIC WORKS
4, The concept drainage plan includes a water quality inlet for the runoff from the south
cul-de-sac and connection to the existing 12" pipe from Grand Vista. Vera and 19th
Street runoff will be directed to a proposed treatment/swale to be located immediately
north of the subdivision and outside the UGB. The north cul-de-sac runoff will be
directed to the swale also, Overflow from the swale will be directed to the 18" pipe
extending from Grand Vista and connecting near the proposed line between lots 20 & 21.
Per input from city staff at the fIrst DIM for this project, storm water detention facilities
are being designed & will be built west of this site. The new facilities will accommodate
required detention for this project. We would appreciate any comments the city might
have with this proposal.
5. It is likely that the north half of the project will require' fIll to elevate the ground
surface to or above the 100 yr flood level. What level of flood elevation will be required
to obtain a fIll permit?
