Description of Requested Modification
An exiting accessory structure is 18" taller than the attendant single family
home. Expansion of the accessory structure at its' current height requires a
Modification of Provisions as accessory structures are limited to height of the
primary building (dwelling).

(a) Locational or dimensional problems have been identified; and

This decision is based on findings in response to these criteria as follows:
(a) Locational or dimensional problems have been identified;
The existing accessory structure has a constant roof height of 18 feet and 4 X 12
pitch. The highest point of the dwelling is 16'6". Reducing the height of the
addition to the accessory structure to match the height of the dwelling would
require either a change in pitch or a substantial reduction in the width of the
addition. Adding 1'6" to the height of the house would be an exercise in waste.
(b) The proposed adjustment is the minimum/maximum necessary to alleviate the
identified dimensional or locational problem;

The property is 250 feet deep and 200 feet wide along Colonial Drive. The
addition is behind the house and 215 feet from Colonial Drive. Although the
addition is setback the minimum 5 feet from the rear property line, adjoining
property' is south of the building therefore solar access is not at issue.
There are no structures within 400' 'along the south, 50' along the east, and 140
feet north and west. The use of the addition will be as a storage shed,
consistent with the activities and materials normally found in .residential
districts.
(d) Public safety will not be compromised.
The addition is on private property and is not approved for uses that would
attract or require public attendance.'
Decision
The requested Modification of Provisions is found to be consistent with the
criteria of Section 11.030(1) of, the Springfield Development Code and is hereby
approved without conditions.

Appeal
Any decision ,of the Director affecting property outside of the City limits may be
appealed to the Springfield Hearings efficial. The appeal must be submitted to
the Development Services Department effice within 10 calendar days of the
Director's decision. The appeal must identify the application and date of
decision, a statement of how the party is affected by the decision and specific
