OR 97477 (541) 726-3753 FAX (541) 726-3689 DEVELOPMENT SERVICES DEPARTMENT December 29, 1997 Subject: Minimum Development Standards (MDS) requirements for proposed expansion at HACSA offices located at 300 West Fairview Drive, Springfield, Oregon Re: Journal Number 97-12-269 Dear Mr. Jody Heady: The Springfield Development Code (SDC) 31.010 requires any business that has changed use or expanded by no more than fifty percent or 10,000 square feet to be reviewed for Minimum Development Standards (MDS). These standards help establishments comply with new development standards without the cost and time required for a full site plan review. Your proposal to add approximately 1500 square feet of offices and conference room at the rear of the existing HACSA office complex requires an MDS review. The following conditions must be met at 300 West Fairview Drive to successfully complete the MDS process: .NLA Street Trees J::lLA.. Sidewalks J::lLA.. Required landscaping J::lLA.. Parking lot paving , V Parking Space Requirements You have proposed an additional seven (7) parking spaces, these must meet SDC code. ~ An unsafe curb cut V All trash receptacles must be screened from public view. This includes any dumpsters in front of the building. V Connection to storm SeWer lines. Site Plan page #3 Rain Drain proposal must be revised to connect with the existing storm Sewer system to the west of the property. Contact City Engineer, Kenneth J. Vogeney, for details on storm drain construction (726-3688). ~ Minimum 10' setback from side property line. All of the above improvements must be completed within a 90 day time period or a bond or security deposit must be posted for this work. An estimate of the cost to install these improvements must be provided.
