Proposed Use: Visitors center, gift shop, offices and caretakers residence
Dear Mrs. Horvat,
At your request, the Community Services Division/Building Safety conducted an inspection of
the building at the above address. The purpose of the inspection was to determine the suitability
of the building for the proposed use as indicated.
Based on the proposed occupancy, the existing conditions which arc mentioned below do not
mcet the minimum Building Safety Code requirements. Corrective measures must be taken prior
to occupancy to install, repair, replace or modify the following items in order for the building to
conform to applicable safety codes:
Structuml
. The State of Oregon requires that twenty five percent of the project cost shall be designated
to the removal of architectural barriers. In choosing which accessible elements to provide,
priority shall be given to those elements that will provide the greatest access. Elements shall
be provided in the following order:
I . Parking
2. An accessible entrance
3. An accessible route to the altered area
4. At least one accessible restroom for each sex or a single unisex restroom
5. Acccssible telephones
6. Accessible drinking fountains
7. When possible, additional accessible elements such as storage and alarms.
. Handrails and their extensions shall be placed not less than 34 inches or more than 38 inches
above the nosing of treads and landings. At least one handrail shall extend in the direction of

the stair run a minimum of 12 inches beyond top riser and 12 inches beyond the bottom riser.
The ends shall be returned, or terminate, in newel posts or safety terminals.
. Occupants on stories above the first and in basements shall have access to not less than two
separate exits from the story of basement.
Exception: Second stories having an occupant load less than ten may be provided with
only one exit.
. The upstairs studio apartment egress window shall have not less than 5.7 square feet of
open able area.
. Smoke detectors shall be installed on each floor level, and the studio apartment. Required
smoke detectors shall receive their primary power from the building wiring, be
interconnected and have battery backup.

. Toilets in restrooms that are classified as "public use" or "public" shall be fitted with an
open front toilet seat for proper sanitation.
. To prevent the entrance of potentially hazardous sewer gas into the structure, all unused
plumbing connections shall be properly plugged or capped.
. All residential living units shall have access to complete bathroom and kitchen facilities
including kitchen sink, bathtub/shower, toilet and lavatory.
. The discharge line from the temperature and pressure relief valve, of the water heater, shall
be exIended directly to the exterior of the building using approved material of the same size
as the valve outlet. It shall terminate within six inches to twenty four inches above the
ground. The discharge may not terminate under the building.
MechanjgU
. The wood burning appliance is not installed to State Of Oregon minimum installation
standards. Due to the potential hazard to the residents and/or the structure, this appliance
shall not be used.
Please submit plans to this office for the portions of the building you wish to rebuild, replace,
modify or expand prior to commencing construction on the property. Your plans will be
reviewed for conformance to the applicable requirements, before the required permits will be
issued.
Building permits must be obtained for the above items which involve repairs or modifications to
the strucIural, electrical, plumbing or mechanical systems of the building and for any additions
or revisions you wish to make to the building.

The above items are requirements for the existing structure only. Other items such as parking,
paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection,
and may be required. Please contact the Planning Division of this office regarding any necessary
improvements to the site.
