Dear Mr, Guckenberger: I have reviewed'your application for the subject partition. The following information is necessary prior to processing this application: 1, A copy of the deed to show ownership. 2, The proposed plan for drainage including handling storm water overflow for each individual parcel and sheet flow from adjacent properties. 3, The location of water lines and electric lines existing on the parcel. In addition to the information listed above, there is another issue that must be addressed. The Springfield Development Code requires all industrial lots to have a minimum street frontage of 75 feet. Proposed parcel 16-B is only 50 feet wide and does not meet the minimum street frontage requirement. There are two options available to you, however, they mayor may not be approved, The first option is to increase the street frontage of proposed parcel 16-B from 50 to 75 feet and maintain a jOint use/maintenance easement for the northern 25 feet to be used by proposed parcel 16-A. In order to judge the merits of this option you would need to provide me with information showing where your existing parking is located on proposed parcel 16-A;' Thi s may al so requi re both proposed parcel s to share one jOi nt use driveway rather than having individual driveways, The second option is to request a variance, This would require compliance with criteria to justify the variance and would be heard at a public hearing before the Planning Commission.
