SPRINGFIELD CITY OF SPRINGFIELD Office of Community & Economic Development Planning and Development Department August 4, 1988 Mr. Don Allen Oregon Rehabilitation Center 1155 Hilyard Street Eugene, Oregon 97401 Subject: Parking Requirements for use of GranTree Buildin Dear Mr. Allen: I've enclosed several pages of the City's Development Code that relate to off street parking standards for uses in commercial districts. Contrary to what I said yesterday, the 1 @ 300 parking ratio applies to all of the gross leasable area occupied by your use. The higher ratio that I mentioned (1 @ 600) can only be applied to warehouse commercial uses (retail/wholesale). I apologize for the confusion. After our phone conversation, I looked through the Site Plan Review file for additional information concerning this building. According to this file, the building has a total of 22,450 square feet; 9,250 of warehouse commercial use, and 13,200 of showroom. 46 parking spaces were provided (and approved) for this use. Based on current code standards, the only use permitted in this zoning district that would not exceed the available parking would be a warehouse commercial use. Your proposal, for example, would require 75 parking spaces. This situation is not at all unusual and is why the City included the alternative provisions found in Article 31.
