Proposed Use: Church Dear applicant, At your request, the Community Services DivisionlBuilding Safety conducted an inspection of the building at the above address. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes and Development Standards: Building Exit corridor shall meet one hour fire resistive construction standards. Exit doors shall be one hour rated, equipped with panic hardware and self closers. Landings shall have a width not less than the wi,clth of the door, and a length measured in the direction of travel of not less than 44 inches. Ventilation shall be provided for the office area where the window will be eliminated. The ventilation system shall be capable of providing a complete air change every 15 minutes. Exit signs shall be installed at each of the two exit doors. Building permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building. : , , : 'l,-f , .........~." .... ..... .. "-- . . Planning Any time a business changes use or expands by less than 50 percent or 1 0,000 square feet, the site must meet Minimum Development Standards (MDS). The following improvements need to be made in order to meet MDS: 1. Install street trees approximately every 30 feet along the frontage of Commercial. Street trees must be a minimum of2 inches in caliper, 6 feet in height and chosen from the list of street trees identified in SDC 32.050. 2. Sign an improvement agreement for Commercial. An improvement agreement states that at the time the City or the neighborhood initiates a street improvement project, the owner will pay for their portion of improvements including: curb, gutter, sidewalk, street lights, and paving. 3.
