CITY JOURNAL NUMBER 89-06-113. Type I Site Plan requesting approval of the
installation of a 40 ton capacity span bridge crane parallel to Commercial Avenue to
unload log trucks and to feed two new log decks into the sawmill. The site is
located at 3700 Commercial Avenue. (Assessor's Map 17-02-31-12; Tax Lot 700). The
property is zoned Heavy Industrial (HI); the Metro Plan Designation is Heavy
Industrial. The site is within the Mid Springfield Refinement Plan. Staff reviewed
this application on July 11, 1989.

Requirements under Site Plan Review
VBAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL?
1. A Final Site Plan drawn to scale is required within 90 days of the date of this
letter. The following revisions need to be shown on or included with your Final
Site Plan:
a. Loading and unloading are~s which are located "on-site", not in the public
right-of-way.
b. The crane structure needs to be set back 10 feet from the property line.
2. A signed Development Agreement. This agreement will be prepared by staff upon
approval of your Final Site Plan.

CRITERIA OF APPROVAL
[Xl DEMONSTRATED COMPLIANCE VITH APPLICABLE STANDARDS OF THIS CODE.
When the applicable Development Standards below have been met, this application
will have demonstrated compliance with the applicable standards of this Code.
[Xl PARKING AREAS AND INGRESS-EGRESS POINTS HAVE BEEN DESIGNED SO AS TO FACILITATE
TRAFFIC AND PEDESTRIAN S~~~l, TO AVOID CONGESTION AND TO MINIMIZE CURB CUTS ON
ARTERIAL AND COLLECTOR STREETS.
When the applicable Development Standards below have been met, this criterium
will be met.
DEVELOPMENT STANDARDS TO BE MET

The construction of the crane will require a Building Permit.

[X] PARKING AND CIRCULATION AREAS MUST BE PAVED AND STRIPED, AND VHEEL STOPS MUST BE
INSTALLED.
No additional parking will be required since construction of the crane will not
increase the number of employees. All loading and unloading of logs must
on-site, not in the public right-of-way. Loading and unloading areas must be
shown on the Final Site Plan.
ADDITIONAL STANDARDS
The proposed crane structure is required to be setback 10 feet from the front
property line along Commercial Street.
VHAT NEEDS TO BE DONE?
1. You need to submit a Final Site Plan drawn to scale which shows the additional
items listed under STANDARDS TO BE MET.
2. Upon approval of the Final Site Plan, staff will prepare a Development Agreement
which also have to be signed by the property owner.
3. Once the Development Agreement is signed, the Site Plan Review process will be
complete.
