Lease Agreement
PARTIES : VIII World Veterans' Championships
(Lessor)

FECITAL :
Lessor is the sponsor of the VIII World Veterans I
Champ~onships. Lessor wishes to lease space to Lessee for the
event, and Lessee wishes to acquire such space, all on the terms
and condit~ons recited in th~s agreement.
AGREEMENT:
1, RENTAL AMuunT.
1.1 The rent to be paid from Lessee to Lessor ~s the amount
equal to ten percent of the gross revenues. The amount shall be
pa~d according to the terms of paragraph 6.
1.2 A $ 50.00 non-refundable depos~t w~ll be requ~red at the
approval of this contract. The $ 50.00 depos~t will be credited
towards the l~abilities of the lessee. The lessee forfe~ts the $
50.00 deposit on cancellation of space rental.
2. Term of Lease. Subject to further provisions of th~s
agreement, the space rented herein ~s being rented for a m~nimum
per~od of three days, commencing no earl~er than 9:00 a.m, and
term~nating no later than 9:00 p.m. each day.
3. Use of Soace. Lessee is authorized to use the space
rented here~n for the purpose of the sale of shaved ~ce food
products and for no other purpose.
4. Descrintion of Soace Rented. The exhibit w~ll not exceed
the area of a 10' X 10' square. A minimum of a four (4) foot w~de
strip of free space must separate each exhibit. Exact location of
space w~ll be ass~gned at a later date.
5. Limitations on Use of Snace.
5.1 Lessee agrees to no subleasing of assigned space.
5.2 The design and decorations must be approved by the
lessor in order to conform w~th the World Veterans' Championships
gu~del~nes.
5.3 If Lessee does not occupy the space contracted for,
or fa11s to comply in any respect w1th the terms of th1s agreement,
Lessor shall have the r1ght, w1thout advance notice to Lessee, to
eJect Lessee from the space and to re-sell such space, or any part
thereof, at the h1ghest price obta1nable, and cred1t the amount
rece1ved toward loss or damage suffered by Lessor. If Lessee's
failure to occupy the space or to comply with any of the provisions
of th1s agreement results in loss or damage to Lessor, the Lessee
shall be 11able to Lessor for such loss or damage.
6. Payment of Rental Amount. Lessee agrees to pay the full
amount owed to lessor net fifteen (15) days after the event.
7. Nature of Vendincr. Lessor shall have the right to approve
all 1tems to be sold by Lessee. The approved list of 1tems which
may be sold is as follows: Shaved 1ce food nroducts, aatorade"
,erkv, and brown1es.
Lessee shall not chancre the above 11st without Lessor's or10r
written aonroval.
8. prenaration of Exhibit. Lessee shall bear all costs for
set up and tear down. ~
9. Care and Rules of Exhibit.
9.1 Lessee must comply with all health, fire and safety
requirements that have been imposed by any bona f1de author1ty.
Failure to comply will result in immediate termination of th1s
lease, at Lessor's opt10n.
9.2 Lessee must have at least one adult, e1ghteen (18)
years or older, in attendance within the assigned vending area at
all times.

10.1 Lessee agrees to indemnify and hold the Lessor and
its sponsors harmless from any and all claims for damages or
expenses arising out of any occurrence at the space occupied by
Lessee, except for Lessor's negligence.
10.2 Lessee shall be responsible for the safeguard of
~ts exh~b~t, employees, volunteers and goods, before, dur~ng, and
after the VIII World Veterans' Championships. Lessor shall have
no duty to Lessee, or any business guests or invitees, to protect
them against any risk whatsoever.
11. Insurance.
11.1 Lessee is requ~red to have liability insurance.
11.2 Lessor will not be respons~ble for the safety of
exh~bits or property of Lessee, or its employees as a result of
fire, theft, accident or any other destructive cause or for any
~njury that might occur to the public, to Lessee or its employees
arising out of or in connection with the use of Lessee's space.
12. Amendments. Except for rental amount, this agreement may
be changed by Lessor's wr~tten not~ce to Lessee. Lessee also has
the opt~on to change tb-is agreement by giv~ng Lessor wr~tten
notice. The acceptance of amendments must follow paragraph 13.
13. Entire Aareement. This ~s the ent~re agreement between
the part~es. None of the terms or cond~tions of this agreemertt can
be mod~fied or changed by representations of agents or otherwise,
unless such changes are signed by both parties.
14. Cancellation.
14.1 If Lessor, in its sole discretion, for any reason
whatsoever deems it to be ~mpract~cal, impossible or ~nadv1sable
to provide a vending area, then this agreement will be deemed
cancelled and all depos~ts made upon rental shall be forfe1ted by
Lessee. Lessee shall be obliged to pay for space only for the
period the space was or could have been occup~ed by Lessee, and
Lessee releases Lessor from any and all claims for damages which
may ar~se in consequence thereof.
14.2 Cancellations on the part of the Lessee after July

15, 1989 will result in the loss of payment made.
In consideration of my contract, application and participation 1n
the vending area of the VIII World Veterans' Championships I, the
undersigned, intending to be legally bound hereby for myself, he1rs
and personal representatives, waive, discharge and release any and
all r1ghts and claims for 1nJuries, losses and damages I may have
aga1nst the VIII World Veterans' Championships and the sponsors,
their officers, employees, agents and volunteers from any and all
injuries, losses or damages to my personal property includ1ng theft
thereof wh1ch may be suffered by me as a result of my participation
in the VIII World Veterans' Championships.
