Centennial Blvd. Springfield, OR 97477 Dear Ms. Peterson: Re: COVER-IT Instant Garage Our building inspector, Tom Marx, referred you to me regarding the subject garage structure which you purchased to install at your residence. I understand you wish to use the structure to cover a motor home or similar RV. All residential garage structures are regulated by th~ One and Two Dwelling Code of the State of Oregon which requires all such structures to be capable of withstanding an imposed snow load of 25psf and wind pressures of an 80m ph wind.. The structure is also required to have a adequate foundation to support the snow and wind loads. The City Development Code also applies to this structure regarding building setbacks and building height. The structure must be located a minimum distance of five feet from side property lines, ten feet from rear property lines and eighteen feet from front property lines. The building can be no higher above the ground than the height of the principal residence. With regard to the snow and wind load requirements, we will require evidence that the building is designed to withstand the required loads. This evidence may be provided by the manufacturer or by a private engineer or architect who is properly licensed in Oregon. .' Mr. Bill Rocks, a representative of the manufacturer of the COVER-IT structures provided me with a copy of a letter from the State of Oregon, in which Mr. Richard Bailey, manager of field operations for the Building Codes Division, accepted one of the COVER-IT tent garages in Enterprise, Oregon. Our office contacted Mr. Bailey about the acceptance. He indicated that the approval was for the specific case in review only. It was not his intent to indicate acceptance by other jurisdictions in the state with regard to this matter. It is the responsibility of this jurisdiction to enforce the requirements of the Dwelling Code. We require structures to meet or exceed the minimum roof- snow and wind Iqads specified by the Code. If the COVER-rT Instant Garage .. can be shown to meet these and all other Code requirements it will be considered a candidate for a building permit. Structures that cannot meet those requirements shall not be constructed in this jurisdiction, or i,f they are built, will be required to be removed or demolished.
