Actual coverage (house, garage, porch, patio (not eaves) is 3314 sf. Proposed house complies.

EXTERIOR ELEVATION NOTES
Scale: 4" V-0" Roofing is laminated fiberglass shingles, see Description of the Work. Facias are 2x8 DF
Select Structural (SS), rakes are 2x10 DF SS, all primed, eave soffits and rakes are closed.
End level eave soffits at exterior comers, so no boxed returns of rakes at bottom.
Siding is primarily 8.25" Hardi Cemplank, with Hardi shingle panels at gable ends. Outside
corners are cedar cottage style. Inside corners are cedar 2x2.
Synthetic stone facing at front and returns at sides as shown. Window in stone area has
synthetic stone trims at jambs, heads and sills. Use special cast stone at foundation vents.
Front porch columns have 10" square FRP column, painted, with 44 PT column inside. Box
beam over is framed 11.5" wide.
Rear patio columns are 6x6 PT DF non -'incised, painted', no wrap. Use Simpson BC60 post
base, 1/2x 7"anchor bolt, set directly on footing. Simpson LCE4 to bearn.
Windows in lap siding area facing to front have 5144 Hardi trim, head and sides, with 5/46
base trim, and faux sloped sills ripped from 2x6 cedar. Windows elsewhere have no exterior
trim. Person doors have 5/44 Hardi trim, head and sides, flash over. Overhead door has
5/44 Harditrim head and sides. Flash over head trims.
Front porch box beam is framed 11.5" wide, 9.25" deep, finish with Hardipanel. Rear patio
beam is 6x8, top is 3.75" above wall plate, use 2x4 at 2'to subfacia. Inside face of beam has
Hardipanel, extend 1/2" for drip past soffit and trim. Front porch and rear patio roof soffits are LP
Innerseal siding panels, square edge, 1x2 trim around perimeter.
