Type I Site Plan requesting approval of a 1440 square foot customer service addition to an existing \laremart market. The site is located at 1650 Centennial Blvd. (Assessor's Map 17-03-25-34; Tax Lot 3900). The property is zoned Major Retail Commercial (MRC); the Metro Plan Designation is Major Retail Commercial not in any existing refinement plan area. Staff reviewed this application on July 11, 1989. ACTION PRELIMINARY SITE PLAN APPROVAL subject to: Requirements under Site Plan Review Criteria of Approval (See Attachment A). VHAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL? 1. A Final Site Plan drawn to scale is required within 90 days of the date of this letter. The plan submitted can be be the Final Site Plan since no changes are required. 2. A signed Development Agreement. This agreement will be prepared by staff. Please let me know when the property owner can sign this document. APPEAL If you wish to appeal this Type I Site Plan Review decision, you must do so within 10 days of the date of this letter. Your appeal must be in accordance Springfield Development Code, Article 15, APPEALS. [Xl PARKING AREAS AND INGRESS-EGRESS POINTS HAVE BEEN DESIGNED SO AS TO FACILITATE TRAFFIC AND PEDESTRIAN SAFETY, TO AVOID CONGESTION AND TO HINIHIZE CURB CUTS ON ARTERIAL AND COLLECTOR STREETS. When the applicable Minimum Development Standards below have been met, this criterium will be met. DEVELOPMENT STANDARDS TO BE HET [Xl THE DEVELOPMENT HUST CONNECT TO PUBLIC UTILITIES. The site is connected to public utilities. [Xl THE DEVELOPMENT HUST COMPLY VITH THE SPRINGFIELD BUILDING SAFETY CODES. The construction of the addition will require a Building Permit! Contact Lorne Pleger of the Building Safety Division at 726-3759. [X] PARKING AND CIRCULATION AREAS HUST BE PAVED AND STRIPED. The parking and circulation areas are paved and striped. There are moer than the minimum required parking spaces. No additional parking is required. [X] CURB CUTS WICH EXCEED THE STANDARDS OF THIS CODE HUST BE CLOSED AND REPLACED VITH STANDARD CURB AND GLu,6l\, AND SIDEVALK wl1&<E NECESSARY. No curb cuts must be closed. No additional curb cuts are being requested. [X] SIDEVALKS HUST BE INSTALLED VHEN THE SITE ABUTS A CURB AND GLu.6R. A PUBLIC IMPROVEMENT AGREEMENT HUST BE REQUIRED VHEN THE SITE DOES NOT ABUT CURB AND GUTTER . There are existing sidewalks. [X] A 5 FOOT VIDE LANDSCAPED PLANTER STRIP VITH PERMANENT IRRIGATION HUST BE INSTALLED BETVEEN THE S~ET-SIDE PROPERTY LINES AND PARKING AREAS OR STRUCTURES. IF STREET TREES DO NOT EXIST, THEY HUST BE INSTALLED IN THIS PLANTER STRIP. Since this 1440 square foot addition is oriented to the west where there is existing landscaping, no additional landscaping will be required. [X] STREET LIGHTS HUST BE INSTALLED. No additional street lighting is required.
