Box 640 Pleasant Hill, OR 97455 Subject: Occupancy Inspection at 437 North A St. Proposed Use: Boxing/Martial Arts Training Center Dear McKenzie River Motors, At your request, the Community Services Division/Building Safety conducted an inspection of the building at the above address. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes: .' 1. Total occupant load for the building is 76, including an assumed 16 occupants in the aerobics room. 2. Two restrooms are required, with a total of two water closets and two lavatories. In addition, one drinking fountain or equivalent shall be provided for the building occupants. 3. Two, three foot wide exits will be required from the main room area separated by a minimum distance of 45 feet. 4. Secondary exit doors shall open in the direction of travel and be provided with panic hardware. The main exit door can be keyed if a sign stating, " This door to remain unlocked during business hours," is installed above the doorway opening. 5. Exit corridor shall have a one-hour fire resistive rating and be no less than 44 inches in width. Doors providing access to the corridor from all areas of the building shall be 20 minute fire-resistive assemblies. 6. Illuminated exit signs shall be installed at required exits. 7. Toilet rooms shall comply with ADA requirements for handicapped accessibility. 8. Permits will be required for all walls, suspended ceiling, electrical, mechanical, and plumbing installations. Electrical and plumbing work on property that is for sale or lease is required to be done by an Oregon licensed Electrical contractor and Plumbing contractor, respectively. 9. Mechanical ventilation for all areas of the building shall be provided. The mechanically operated ventilation system shall be capable of supplying a minimum of 5 -~ . . " CFM/per occupant of outside air with a total circulated of not less than 15 CFM/occupant in ali portions of the building. Restrooms shall have mechanical exhaust systems capable of providing 4 complete air changes per hour. For ventilation purposes, the aerobics room has an occupant load of 16 occupants, the men's and women's changing rooms have 4 occupants each, and the main area will accommodate 50 occupants. We have discussed with you the possibility of delaying some of the above requirements until you are assured that your tenant will succeed in this space. Unfortunately, most of these requirements involve Fire and Life Safety or Health issues which cannot be postponed. However, the drinking fountain may be delayed several months or eliminated by providing a bottled water dispenser. We also will not require the garage door to be eliminated at this time. All other items must be complete prior to occupying the building for the proposed use.
