Bear 563 West Centennial Blvd Springfield, Oregon 97477 RE: Occupancy Inspection for 563 West Centennial Blvd., Springfield, Oregon Dear Mr. Bear: At your request as lease tenant and as authorized by Dennis Wachs, agent for Great American Properties, the Springfield Building Safety Division recently conducted an inspection of the property located at 563 West Centennial Blvd., Springfield, Oregon. This inspection revealed several areas of concern that require your at- tention. They consist of the following. ELECTRICAL 1. The small sub-panel over the sink is not wired in a safe manner. It is mounted over a grounded surface and is not bonded to the conduit system. Wires feeding the panel are too small and a bushing is needed where the wires enter the panel. 2. The rubber cord extending through the doorway and wall separating the main room from the bathroom could be easily damaged by the normal operation of the door creating both a fire and a shock hazard. PLUMBING 1. An approved reduced pressure backflow preventer must be installed on the water line that serves the photo developing machine to prevent a backflow of chemicals from entering the water system. 2. The indirect waste and "P" trap for the photo developer will have to be removed and relocated into a vented drain line. Each fixture must have its own vent to keep the "P" trap from syphoniIlg dry. 3. The laundry tray has a flexable tailpiece on the waste line that must be removed and be replaced by a rigid one, a minimum 17 gauge tubing trap. MECHANICAL RECOMMENDATION In reviewing the product safety data sheets for the use and storage of the chemicals utilized in the KIS film developing system, it is noted that local exhaust or mecha- nical ventilation is recommended when using many of the chemicals. The existing HVAC system does provide air circulation, and probably introduces a small amount of outside air in its operation, however, the system does not exhaust air. 225 North 5th Street · Springfield, Oregon 97477 . 503/726-3705 J 'I> Mr. Ted D. We recommend the installation of an exhaust hood and fan above the developing equipment to remove any hazardous fumes or vapors associated with the developing process. ENVIRONMENTAL AFFAIRS COMMENT Please note that the disposal of many of the chemicals used in the KIS film developing system requires dilution with a large quantity of water. We request that you study the product safety data sheets published by the Hunt Chemical Corporation, and exercise all precautions discussed relative to the sotrage, use and disposal of these chemicals. As you address these hazardous conditions, please consider the following. Oregon state law specifies that all electrical work done on property that is for sale, rent, or lease, must be done by a properly licensed electrical contractor. Please also be advised that permits are required for the repair work, and may be obtained from the Public Works Department. This Occupancy Inspection along with the necessary corrections should have preceded the actual occupancy of the premises. Because of the nature of your operation, the prompt completion of the above listed items is necessary. We will check back with you in 30 days to verify compliance.
