Subject: City Journal Number 88-10.177, 4105 Main Street, Site Plan
Application
Dear Mr. Biggs:
In reviewing our recordS it was discovered that your site plan approval has
expired.
Section 31.080 of the Springfield Development COde states that "Within 90 ,days
of the affirmative decision by the Approval Authority, a Final Site Plan shall
be prepared and filed with the Director. This plan shall include all required
mOdifications and applicable conditions. The Final Site Plan shall become null
and VOid' if construction has not begun within one year of Final Site Plan
approval, i.e., the signing of a Development Agreement".
On November 9, 1989 the Director granted approval of a site plan for a change
in use to allow retail/wholesale sales of used cars, pick-ups, RV's and
morotcycles at 4105 Main Street. The Final Site Plan was not submittea to the'
Director ana the Developmen~ Agreement was not signea within the 90 aay perioa.
In oraer to allow you to proceed wi th your pl ansfor thi s property the Ci ty
will allow you ten (10) days [no later than March 2, 1989] to complete this
process. Unless you submit a Final Site PIJn; ana submit the signea
Development Agreement ana Improvement Agreement (which are enclosea) this
approval wi 11 expire. Any future use of thi s property wi 11 requi re
re-submittal ~f a Site Plan incluaing the application fee.
