1. EXISTING INFORMATION SHOWN ON THIS PLAN IS BASED ON THE SURVEY PREPARED BY
BRANCH ENGINEERING, JUNE 2007 AND DESIGN INFORMATION BY KPFF FROM THE ORIGINAL
SCHOOL CONSTRUCTION DOCUMENTS. THE VERTICAL DATUM FOR THE SURVEY IS BASED ON
THE CITY OF SPRINGFIELD BENCHMARK NO. 199, LOCATED AT THE NE CORNER OF
INTERSECTION AT NORTH END OF RAMP AT 21ST AND CENTENNIAL WITH AN ELEVATION OF
464.26.
2. ALL PUBLIC WATER SYSTEM WORK TO BE CONSTRUCTED BY SUB WATER UNDER SEPARATE
PERMIT. CONTRACTOR TO SCHEDULE AND COORDINATE NEW WATER SYSTEM WORK WITH
SUB WATER PRIOR TO CONSTRUCTION. WORK TO INCLUDE SERVICE TAPS TO MAIN, WATER

10. ALL ROOF DRAIN AND BUILDING LATERALS SHALL HAVE A MINIMUM SLOPE OF 2 PERCENT,

13. ATTENTION: OREGON LAW REQUIRES YOU TO FOLLOW RULES ADOPTED BY THE OREGON
UTILITY NOTIFICATION CENTER. THOSE RULES ARE SET FORTH IN OAR 952-001-0010
THROUGH OAR 952-001-0090. YOU MAY OBTAIN COPIES OF THE RULES BY CALLING THE

15. CONTRACTOR SHALL MAINTAIN ALL UTILITIES TO EXISTING BUSINESS AT ALL TIMES DURING
CONSTRUCTION.
16. THE CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING AND SCHEDULING ALL WORK
WITH THE OWNER.
17. THE EXISTING CONDITIONS SHOWN IN THESE PLANS DO NOT REFLECT THE SITE CONDITIONS
THE CONTRACTOR WILL INHERIT AT THE TIME WORK COMMENCES. SOME WORK WAS
COMPLETED UNDER SEPARATE CONTRACT AS PART OF AN EARLY SITE PREPARATION

1. FINISH GRADE ELEVATION AROUND BUILDING EXTERIORS ARE NOTED IN THE GRADING PLAN, AND
SLOPE AT A MINIMUM 2.0% POSITIVE DRAINAGE AWAY FROM THE BUILDING TO AN INLET OR STREET, IN

1. Verify exact locations and routing of existing and proposed
underground utilities prior to starting any excavation. Any damage to
existing pipes, underground utilities or related facilities to be repaired
at contractor's expense in a manner approved by Owner's
Representative.
2. Do not install any plant materials until Owner's Representative has
reviewed and approved irrigation system installation, area coverage
balancing, soil preparation and finish grading. Refine the shape and
finish grade of plant beds as directed by Owner's Representative.
3. Protect all existing trees and plant materials to remain including
limbs, trunks, roots and root zones. Protect trunks, limbs, roots, and
root zones at drip line of existing trees and plant materials to remain
as directed by Owner's Representative. Cut no limbs or roots larger
than 1.5" in diameter without approval of Owner's Representative.
Sharp pruning equipment such as saws and toppers must be used
for roots greater than 1" diameter. Roots shall be cut with approved
saws.
4. Finish grade is top of soil. Mulch is in addition.
5. Where new lawn abuts existing, provide a smooth transition and
make repairs as necessary to existing lawn.
6. Triangle space all shrubs and groundcovers, unless otherwise noted.
7. Trees, shrubs, and groundcovers planted too deeply will not be
accepted. See typical planting details.
8. In addition to improvements shown, repair all areas disturbed or
damaged by construction impacts to the condition that existed prior
to construction.

9. Locate Irrigation mainline, lateral lines, and valve boxes to avoid
conflict with tree plantings.
10. Provide all necessary wiring required to make the irrigation system a
fully serviceable and operational controlled installation at the
completion of the project.
11. All trenching & excavation within dripline of existing trees is to be
performed with the use of an air spade or by hand. Obtain Owner
Representative's approval of trenching & excavation locations and
methods prior to performing work.
12. Prior to construction, meet with Owner's Maintenance Staff and
Owner's Representative to observe and verify existing irrigation and
irrigation products. Notify Owner's Representative if systems are not
operating properly. Contractor is responsible for reconnecting all
existing systems, adjusting lateral line and dripline locations to
provide uniform coverage over new/remodeled/repaired areas.
Coordinate all repairs with Owner.
13. Irrigation and Landscape repair and improvements to be in
accordance with Springfield School District Design Standards.
14. Coordinate with Owner's Representative to verify existing plantings.
Protect and salvage plant material at existing plant bed where
possible. Replace damaged or missing plants to the following
quantities: (5) Ribes sanguineum, (15) Nandina domestica 'Harbor
Dwarf, and (3) Cotoneaster dammed 'Coral Beauty'. See Plant List,
1-1.0, for size and spacing. Verify plant placement with Owner's
Representative.
