These plans were designed to conform to the 2010 OSSC and related local codes at the time
these plans were drawn, subject to current interpretations / regmts. of the local Permit Dept.
Constant changes in building codes, locally and nationally, changes in environmental / FEMA
requirements and local options for plumbing, heating/cooling and wiring, makes exact conformity

1. Footings shall bear on firm, undisturbed soil a minimum of 18" below the finish grade
line and 12" below the line of the original grade for one and two story structures, and
24" below finish grade for three-story structures.
2. Foundation and footing sizes are based on a maximum allowable soil bearing pressure
of 1500 psf. Verify local conditions and notify owner of any discrepancy.

NAILING SCHEDULE NOTES,
A. All frame wails shall have stud framing placed at 16"o.c. unless
otherwise noted,
B. Double top plates shall be required. on all wails unless otherwise noted.
C. All headers shall have continuous vertical bearing members to sole plate.
D. Double joists under all walls parallel to joists unless otherwise noted.
E. Block all stud walls with 2x as required for sheathing panels.
F. -Solid Blocking between all joists and rafters at supporting walls and
beams required except at rim joists.
G. Double rim joists at all walls parallel to joists.
H. Beams, girders and joists supporting bearing walls or concentrated loads
shall- not be notched unless verified with Structural Engineer..
I. No rafters shall be notched to provide full bearing at supports.

resistant building wrap, or equivalent product.
