RE: Conditions of Occupancy, 111'South A Street
Frank,
The intent of this letter is to clarify the requirements which shall be complied with
prior to issuance of a Certificate of Occupancy for your business. As discussed with
you on the site April 18, 1985, these requirements are as follows:
1. The driveway area between the edge of the concrete approach apron and the edge of
the asphalt parking lot shall also be paved with either asphalt or concrete so dirt
and gravel will not be tracked onto the street.
2. The perimeter of the paved parking area shall be provided with a minimum 6" high
wheel stop placed 2'9" back from the fence on the south side, and from the property
line on the other sides where no fence exists. This is required to prevent the
possibility of vehicle overhang from encroaching into abutting street right-of-way
or private property.

3. The South A Street frontage shall be landscaped in compliance with guidelines explained

,.j.";. in the handout supplied by the City. Coordinate specific requirements addressed
in the landscaping policy papers with Bruce Newhouse of the City Planning Department.
,4. The premanufactured office shall b,~provided with skirting as required by the City
Zoning Code, and with a landing, stair and handrail at each door constructed as
required by the State Structural Specialty Code and Fire and Life Safety Regulations.
5. The office utility service connections of power, water and sewer shall be
.and approved by the City Electrical and Plumbing Inspectors prior to use.

Vehicles shall not be displayed within the South A Street right-of-way unless writ-
ten approval is granted by the State Highway Department. If you are able to obtain
such approval, all areas used for display of vehicles shall also be paved. This
will require a re-submittal of a revised plan for the additional paving and modi-
fications of the landscaped area for approval by the City prior to making such
change.

In accordance with Section 308 of the Springfield Building Safety Codes, no person in
charge of property shall use or occupy, or shall cause to be used or occupied, any
building or structure until the Building Official has inspected the building or struc-
ture or portion thereof and has issued a Certificate of Occupancy therefor.
Section 206 of the same Code states that a person found to be in violation of this
Code or the Specialty Codes shall be punished by a fine of not less than $50.00 nor
more than $1,000.00 or imprisonment for a term not exceeding 100 days or both such fine
and imprisonment. It further states that every day any violation of this Code or the
Specialty Codes shall continue shall constitute a separate offense.
