Subject: Site Plan Review for 111 South "A" Street - Proposed Miniature Gold
Course, Journal Numoer 87-05-73
Dear Mr. Wood:
The Development Review Committee reviewed your plans on June 9, 1987 with the
following results:
1. A landscape plan. including permanent irrigation. prepared by a nurseryman or
a Landscape Architect. shall be submitted as part of the Final Site Plan.
This plan should have accompanied the site plan as part your submittal,
however, to accommodate your needs we postponed.this requirement. Refer to
Section 31.050(4) of the Springfield Development Code for requirements of the
landscape plan. Also refer to the enclosed plan which shows the areas
required for landscaping.

Locations for required planting:
a. A 5 foot landscape strip shall be installed around the shed for
screeni ng..
b. The existing landscaping on the South "A" Street frontage is located
within the public right-of-way. 5 feet of landscaping shall be located
on private property, adjacent to the existing landscaping.

c. A 5 foot landscape strip shall be installed along Sout~ Mill Street.
d. Existing landscaping shall be brought up to Code standards.
e. Street trees shall be incorporated into the landscaping.
2. The 6 foot high solid fence shall be continued along South Mill Street.

3. A 24" high solid fence shall be installed, behind the landscaping, on South
"A" Street to stop golf balls from rolling into South "A" Street. Materials
and method of construction must be approved by the Planning & Development
Department. Refer to the enclosed plan.
4. The existing curb cut shall be relocated to the center of the parking lot and
the throat of the driveway extended. This will require standard curb, gutter
and sidewalk to be installed to replace the existing curb cut. Refer to the
enclosed plan.
5. Wheel bumpers shall be provided for all parking stalls. Refer to the
enclosed plan.
6. An Occupancy Inspection is requi red for the use of the shed as an office or
clubhouse. This inspection can be requested through the Springfield Building
Safety Division and requires the property owner's signature on the
application.
7. Permanent public rest room facilities shall be provided on site. This
requirement must be met through a stick built structure, portable toilet
facilities are not permitted.
8. Improvement Agreements are requi red for South Mi 11 Street, South "A" Street
and South Aster Street. These agreements must be signed by the property
owner(s). Wi1lamalane Park & Recreation District will be improving South
Mill Street within the next 5 years. The property owner shall participate in
the construction of South Mill Street frontage concurrently with Willamalane.

Items 1, 2, 3, 4, 5 and 7 above must be shown on your Fi na I Si te PI an (p I ease use
a scale of 1"=20' when preparing your Final Site plan). In order to complete
this process a Final Site Plan shall be submitted to this office within 90 days
of the date of this letter. At the time the Final Site Plan is submitted, a
Development Agreement will be prepared. As soon as the Development Agreement is
signed by you and the Development COde Administrator building permits may then be
issued. There shall be no occupancy of the site until this process is complete.
