Subject: Pre-Application Conference - Journal Number 87-08-l2l
Oear Mr. Bellotti:
This letter will summarize the results of the Pre-Application Conference held
August 27, 1987 to discuss your proposal for Springfleld Motors.
The Development Review Committee's comments on your proposal are as follows:
l. Your site plan when submitted needs to show elevations and grades of slope
to determine catCh basin needs.
2. Employee and customer parking needs to be striped. Vehicle display does
not require striping.
3. Curb aod gutter needs to be installed along "B" Street where none presently
exists.
4. The extruded curD you have proposed needs to be extended along the east end
of the property on B Street.
5. The extruded curb can be used for wheel stops if placed 2'9" behind the
property 1 i ne.
6. The sidewalk existing on the property in bad shape, however, at this time
does not constitute a safety hazard. If it deteriorates to a hazardous
condi t i on in the futu re it wi 11 reQui re rep 1 acement.
7. Street trees are required at 30' intervals. You show more trees than
required along your 7th Street frontage and no trees along B Street.
Spread out the number of trees you have Shown to provide trees along 7th
_and B Streets. Enclosed is a list of permitted trees. We suggest you take
the list to a nursery person who can help you select a tree from this list
what will meet your needs.

8. The installation of 2 puDlic street lights is needed. One light to De
installed on the existing power pole located on 7th Street near the
northwest corner of the existing building. The other light is to be
installed on the existing pole located on B Street near the northeast
property corner.
g. Trash recePtacles located outside need to be screened from view.
lO. The curb cut located on B Street, if to be used for ",two way traffi c needs
to De widened from 16 feet to 24 feet.
1l. An application to proceed with initiation of the Vacation is needed.
Development Review Committee Chairman Gary Karp will assist you with this
process.
l2. The application fee for the Variance is $300.00 and the application fee for
site plan review is $lOO.OO; if you apply for both of these applications
concurrently the fees will De reduced Dy 20%. The total fee for these two
app 1 i cat ions wi 11 be $320.
