OR 97477 (503) 726.3753 January 3, 1990 Mrs. Mildred Holly 2685 Cheryl Eugene, OR 97401 Dear Mrs. Holly, Re: Partition of property located at 366 South 79th Street in Springfield's Urban Growth Boundary (Jo. No. 89-10-181). THE ABOVE MENTIONED PARTITION REQUEST IS NOV FINAL AS OF THE DATE OF THIS LEITER. All of the primary conditions listed below under preliminary approval for the partition application have been addressed. Primary Conditions 1. Two copies of: (a) The Final Map incorporating any conditions of the Preliminary Plan Approval; and (b) Two copies of the Future Development Plan. These documents must be revised to show the following: 'a. The proposed street on the Future Development Plan must either line up directly across from South C Street or be offset 100 feet from South C Street. If the first option is chosen, it will have an effect on the property line for Parcell. You should be~ware of the following: The centerline radii of mid block curves must be 100 feet on local streets and the 5 foot side yard setback from the garage is applicable. b. The Future Development Plan needs the following modifications: (1) Choose from either option in a. above. (2) The average grade is close ,to 15 percent. The future lots need to comply with the standards of Article 26 of the Springfield Development Code. Therefore, except for the lots which front the cul-de-sac bulb, the lots need to have a street frontage of 90 feet and a minimum square footage of 10,000 square feet. (3) The maximum cul-de-sac length is 400 feet, measured to the rear of the bulb. 2. The legal descriptions of Parcels 1, 2 and 3. 3. A signed Statement of Yater Rights form (City). 4. A signed Improvement Agreement for South 79th Street (City). .- . Page 2 Holly Final Partition approval 5. Signed Annexation Agreement forms (City). 6. Documentation from the Lane County Sanitarian stating that Parcel. I and 2 are each capable of supporting a septic tank. 7. A deed restriction stating that no development will be permitted on Parcel 2 until City water is available to the site. Note: Item 4 requires recordation at Lane' County. The applicant is responsible for paying the recording fees. Secondary Conditions (do not have to be met until development occurs) 1.
