I would like to extend my thanks to you and Mr. Boeci for your cooperation and courtesies eXtended during recent conversations concerning operations at your Springfield location. As per our discussion last week, review of the Springfield Development Code indicates your current fence construclion and planned expansion does warrant a Site Plan Modification Application, Your current development has an approved Site Plan and signed Development Agreement on file with the Planning Departmen~ Journal Number 87-04-38. I have enclosed a copy for your review. A 28,000 square foot expansion onto the adjacent used auto sales property constitutes a modification of the original Site Plan and requires review and approval per SDC Section 31.100. An application is enclosed for your convenience. New construction of chain link perimeter fencing must preserve a 25' sight triangle at the southwest comer of the of the expansion lot. The sight tringle is measured along intersecting ~,v~c"i lines. The new fencing also replaces over 50% of the cable and bollard fencing used during the auto sales and requires a fence pelIDi~ enclosed for your convenience. Please submit the completed penn it within 7 days, as the fence configuration currently constitutes a code violation and a traffic safety hazard. A complaint alleging inadequate screening of storage on the site, referred to the Planning Departmen~ shall not be pursued at this time. Screening shall, however, be addressed during Site Plan Modification process. You shoutd be aware that, as a minimum, screening will be required on your property where the business abuts the adjacent residential uses. The Site Plan Modification Application must be submitted prior to any further construction or use of the adjoining property.
