My findings are as follows, The addition is 12' off the back of the home to the East and 28' North and South off the Southeast corner of the home. The exterior is footing and stem wall with foundation vents. The siding is T1-11 with Insulated vinyl windows and an insulated sliding glass door onto a deck. The roof Is a 1.5/12 pitch with torch down rolled roofing in good shape. The interior consists of two rooms connected by a man door. The room to the South is open to the main structure with a 412 header posted on each side, an extension of the family/dining room. The room to the North is an additional bedroom with a shower and closet with a man door connecting to an existing half bath. The electrical in the addition is wired with 12/3 gauge wire and has new outlets, switches, cover plates and light fixtures. There is a super good sense forced air heating system with a return and supply in each of the two room with a outdoor heat pump with a disconnect. I was able to go Into the attic space via a pull down ladder in the garage. The indoor unit was installed In a professional manner with all duct work sealed at joints and wrapped with duct wrap Insulation and in addition to the insulation the duct was protected with a pipe wrap so storage would not damage. There is an exhaust fan in the shower area that is vented through the joist space to the exterior bird blocking. The plumbing also is installed in a professional manner, The hot and cold valve worked fine. I let the water run for an extended period of time and the basin drained well. Overall the addition seemed stable and sound. It is my opinion that the structure is safe to occupy. The entire home including the addition is finished in a craftsmanship manner.
