The Applicant proposes to subdivide the parcel into
32 single family lots for detached homes, utilizing the
LDR standards, setbacks, and height requirements.
Tract A will function as open space for
stormwateriwetland mitigation and to preserve a
portion of the trees on the site.
This project is within the LDR zone of the City of
Springfield, a Low Density Single family Residential
zone.
Site Area - 5.36 acres (233,408 sq ft).
Total Number of Lots = 32
Minimum Lot Size = 4,603 sq ft
Maximum Lot Size = 8,709 sq ft
Average Lot Size = 5,415 sq ft (based on gross lot
area)
Net Density: 32 lots / 3.97 net acres = 9 DU/AC

in the City of Springfield, Oregon
Public Sewer Purveyor = City of Springfield Site soils are Hazelair silty clay loam (52B), Ritner
Public Water Purveyor = Springfield Utility Board cobbly silty clay loam (113C), Salkum silty clay loam
(121 B), Holcomb silty clay loam (56).
There are no known wells or septic systems on the
site. If any septics or wells are found during site Roof drains to be piped to weep holes in roadway
development they will be properly abandoned. curb.
There are no existing structures located on the site.
Pedestrian facilities will be provided onsite by
sidewalks along all proposed roadways.
Proposed building dimensions are unknown at this
time and will depend on market demands. Homes
will comply with all setbacks within the Springfield
Development Code.
Roof drainage will be directed to the adjacent
streets by way of weep holes through the curb.
The site is not located within a Wellhead Protection
Zone.
