STRUCTURAL
1. Raise dwelling to gain additional underfloor clearance and in
order to remove det~riorated material. Remove mud sill, header
(rim). joist, and. joist ends where deteriorated and replace.
Rep 1 ace joi st subfloor and underl ayment in fl oor area at 1 i vi n9
room entry door. Remove earth from crawl space to provide at
least 8 inches of clearance from bottom of floor joist to grade
throughout dwelling. Install new footing and CMU foundation
wall along entire west side of dwelling. Install a new course
of CMU upon existing foudation. Install new foundation at west
side of dwelling in compliance with Table 29A UBC. Install new
pressure-treated plate and anchor bolts or approved straps in
compliance with UBC section 2907(e). Ventilate crawl space in
compliance with UBC section 2516(c). Install an 18 x 24 inch
access hole with screened cover. Install new pier and post
supports as needed in crawl space. Install new rim joist and
sections of joist where deteriorated. Install new similar cedar
shingle siding at areas affected by foundation/dry rot repair
work. Install 6 mil. black, plastic vapor barrier lapped 12
inches at all joints. Have underfloor area fumigated by a
licensed pest control specialist. Haul away debris and dirt
excavated from crawl space.
2. Remove existing overspanned, collapsed roof framing, roof
covering, gutter, and downspout. This item includes front entry
porch roof. Reframe new gable roof over entire dwelling
including front entry porch. Submit elevation and plan views of
proposed roof reconstruction with bid. Show dimensions and
framing members or trusses if used. Install 18 inch mlnlmum.

sheathing and 3-tab, 20 year-rated fiberglass shingles. Install
new flashing at all roof penetrations. Install metal drip edge
at roof edges or lx2 material to cover exposed plywood edges.
Install continuous, seamless aluminum gutter and downspout.
Install splash blocks. Install new 4x8 support beam and 4x4
posts with positive connections at top and bottom to support
roof load at entry patio. Install 1/2 inch T-1-11 no-groove,
textured plywood soffet at patio overhang. Install same
material at new gable ends. Ventilate enclosed attic areas in
compliance with UBC section 3205(c). Install R-30 attic
insulation. Haul away all debris created by roof reconstruction.
EXTERIOR
3. When exterior reparirs are complete, clean, scrape, sand, and
prepare exterior surfaces to receive paint. Apply two coats of
good quality exterior latex paint in compliance with
manufacturer1s installation instructions. One body and one trim

color may be selected and applied. Protect windows, shrubbery,
roof covering, etc. from paint overspray and leave such areas
free of paint at completion of paint application.
4. Extend bathroom and kitchen exhaust fan vents to building
exter.i or.
5. Install missing shingle siding at retrofitted windows on south
and southeast sides of dwelling.
6. Rehang living room entry door to fit properly after house is
raised and leveled. Rehang laundry room exterior door to open
to exterior. Install concrete step and 3 x3 foot concrete slab
landing. Install jamb-up weatherstripping and thresholds at 3
exterior doors. _/

8. Install moderate cost (allowance $20) light fixture at master
bedroom ceiling.
9. Raise electrical mast and service drop to accommodate new roof_
structure. Cut back tree limbs ~here touching service lead-in.
PLUMBING
10. Disconnect, extend, and reconnect drain lines and water supply
lines to allow raising of dwelling.

12. Divert kitchen sink vent to angle around kitchen window. Extend
all plumbing vents through new roof eave and install flashing.
Securely fasten vents to west wall of dwelling.
FIRE SAFETY
13. Install new 8 inch Imeta1bestos" chimney, cap, and chimney
connector to existing stove. Install metal heat shield provided
by owner to allow 1 inch ventilation space on brick back up.
INTERIOR
14. Remove -water-damaged gypsum board from living room ceiling; haul
away debris. Install new gypsum board ceiling; finish with a
light texture. Install wood ceiling corner trim. Apply two

coats of good quality interior latex paint to ceiling and
ceiling corner trim.
15. Remove water-damaged, moldy living room carpet and pad; haul old
carpet and pad away. Install new moderate quality carpet and
pad in living room area. Non-installed cost of carpet is not to
exceed $17 per square yard. Adjust living room entry door to
new carpet height.
