Proposed Use: Manager's Apartment To Whom It May Con,cern: ,."-.. At your request, the Community Services Division/Building Safety conducted an inspection of the building at the above address. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install~ repair, replace or modify the following items in order for the building to conform to applicable safety codes: STRUCTURAL 1. - A one-hour fire-resistive occupancy separation wall is required between the storage area used for the apartment complex and the new apartment. 2. The following insulation values apply to the structure for the proposed cOllvel'sion to a living unit: A. Walls: R-lS in extedorwalls that are opened for construction. Walls that , are not disturbed by construction may maintain the existing R-7 insulation without upgrade to a higher insulation value. ~. Forrest Bowman Company Occupancy Inspection Page 2 B. Ceilin~ R-38 insulation is required in the joist space while maintaining a minimum one inch air space between the insulation and the underside ,of ~he roof sheathing. Provide an appropriate method for ventilating the roof. C~ Slab Ed~ Install R-15 rigid foam insulation at all accessible exterior foundation/slab conditions. Insulation shall extend from top of the concrete to the bottom of the footing, but not more than 24" below grade. Slab edge insulation will not be required where asphalt or concrete abuts the, building exterior. D. - Windows: U=O.65 or less. This means that windows shall have insulated glass with a minimum of 1/2" air space between the glass panels. ' ELECTRICAL 3. Electrical installations, alterations or modifications shall conform to present Electrical Specialty Safety Code requirements. PLUMBING 4. All unused plumbing connections shall be properly plugged or capped. Building permits' must be obtained for the 'above items which involve .repairs or modifications to the structural, electrical, plumbing or mechanical syStems of the building and for any additions or revisions you wish to make to the building. Please note that installation or repair of electrical systems on property which is intended for lease, sale or rent must be done by an electrical contractor who is licensed by the State o~ Or,egon. The installation or repair of plumbing systems on property which is intended for lease, sale or rent must be done by a plumbing contractor licensed to do work in the State of Oregon. ~_., Forrest Bowman Company Occupancy Inspection Page 3 The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection, and may be required.
