Lot 2 at Thurston Place is a very difficult lot to build a house on due to the south property line being at a severe angle. Please take a look at the attached drawing to see what Troy Cummins is proposing. The house faces north, so the rear setback needs to be 10 feet. We have more than a 10 foot setback (mostly much more) for all but the 2.25 feet at the west end of the structure, which gets as close as 7.51 feet. As you may recall, the adjacent property to the south is ODOT right of way that is extremely unlikely to ever be developed with anything but a roadway. So, the question is can we put the house in the location shown on the attached plan?? It seems to me like a very reasonable request, and would easily fall within normal administrative variance guidelines. However, we want to be sure before we pour any concrete. Please let me know if this works and who needs to initial the change on the building plans as the permit has already been issued. As you will note,Andy says that they approve this specific encroachment of the 10 foot minimum setback at the corner of the house is acceptable, but he really does not refer to the fact that we moved it closer than the previously approved plans. It might be a good idea to take the approved plan set down to Andy and have him initial the fact that we have shortened the distance from the originally proposed location. I have attached a copy of Scott Morris'diagram that he e-mailed Andy as his reference for the request. Thanks. I will have Dan stake lot 2 tomorrow accordingly and double check the points on lot 1. I will have him hold on staking the points on lot 4 until you have confirmed the house location. scoff... Although the corner of the house encroaches within the 10-foot setback area, staff acknowledges that the"average" setback is much larger than the . _J ig9 c_71 F N /" J /' / ww / / / Cis 1- /' z/ ' rn /" / 4 — / " " fl \'' u N. / ' J. cr / rn ' < o "( / 0 v / • / / / Z \ ,!
