Springfield, Oregon, 97477 Re: Structural Modifications at Single-Family Residence 2600 North 19th Avenue,Springfield, Oregon Jim, • Per your request,Johnson•Broderick Engineering visited the site of the new residence being built at 2600 North 19th Street in Springfield, Oregon. The purpose of our visit was to assess changes to the original set of approved plans. • The majority of the modifications involve changes to holddowns for the lateral system. Originally, many holddowns were called for. Unfortunately, the concrete contractor failed to provide stubbed-up bolts for any of these, and our office was contacted to oversee the installation of threaded rods in epoxy to provide an anchoring point for these holddowns. • Additionally, in areas that were rendered inaccessible due to framing continuing without addressing missing holddown installation, alternate locations had to be identified and post- installed anchors placed for holddowns. The locations and holddown types were identified on the interior finish with a sharpie pen, and are still present for review. Our office-oversaw the installation of threaded rod for epoxy, and identified alternate locations • for holddowns as required to satisfy code requirements. The structure as-built is in general conformance with the requirements of the approved plans and with the provisions of the 2010 Oregon Structural Specialty Code.
