Is the wetland study by Michael Shippey.adequate? It is less than 5 years old. To be answered by planning. 2. Can we use the existing wastewater system on the south property line? The wastewater system on the southern boundary is a 48" trunk line and no direction connection will be allowed for any new homes. A new 8" main can be installed to any existing manhole along this line and this also applies to the 18" line along the western boundary. 3. Is the street intersection angle OK? The alignment of 9`h St through this area appears to be compatible with the existing network. Due to how the property lines are located in relation to the existing curblines of 9`h St, a more than 2/3rds street improvement may be necessary. The city would prefer to keep the street straight and not introduce any skew in this location for such a short distance of street. The existing stormwater swale that connects the drainage along 9th ST will need to be piped nor this Swale turned into an amenity along the required extension of 9m St. 4. Do we need pedestrian access to the north from the middle of the subdivision? Yes, some pedestrian access would be required, probably near the existing ped access point to the north of the EWEB path. Additional Information: Downstream stormwater capacity is extremely limited and the site will be required to have flow control stormwater facilities constructed. The easement for the 48" trunk line along the southern boundary is shown as being 10' wide. The existing easement is 15' wide. / Date Received: �`�� ( 13 Planner: MM
