I have a couple of additional items. Damien, in terms of the property line adjustment(PLA). The option of slightly shifting the PL between the residential buildings does not work because there is a 2nd floor walkway extending over the PL. Therefore, we will either have to remove the PL entirely and create on tax lot or if code allows and Nick prefers create two lots between residential and commercial portions of the development. Please follow through with Nick, Steve Hopkins and the building department as needed so that we can proceed with the PLA as quickly as possible so that it does not hold up the development of the residential portion of the project. Once you talk to Steve and get a realistic understanding of the application timeline for the PLA Type I application, please,check in with Andika or John to see how this fits in with the schedule. Damien, while I am out of the office next week, please contact John if you need help from TBG regarding the PLA. Steve, in the case that the timing is tight, can an excavation, grading and foundation construction permit be processed and issued with a pending PLA application? Nick is trying to start the bulk of construction in the dry season. Also, Steve said that we will not be required to have a pre-application/development meeting for this project prior to submitting a building permit. Thank you and have an excellent sunny weekend. Nick has decided to proceed with Site Plan Option C for the Tentative SR approval and Final SR. Steve Hopkins will add language in the Tentative decision allowing flexibility to modify the SR to Option B (Type I process or less) or Option C (he will evaluate how to best include language to allow some review flexibility for this option) so Nick can proceed with one of the other options if he receives interest from specific commercial tenants and/or potential for ODOT policy changes. We should expect the Tentative decision by about June 14th-15th. Steve will send me a final draft for review by June 13th. 1 • • • The PIP permit can be issued once the Tentative approval is finalized (mid-week of June 13th). The trees can be removed at any time because the tree removal permit has been approved. I will back in the office on June 13th.
