As a general rule, we consider 4 beds equaling on dwelling unit. Then you can apply MDR density to this. For example, if you had 1 acre of MDR property, this would equal 28 dwelling units for maximum density which in turn would equal 112 beds (28 x 4). A. These facilities shall have a front yard setback of 15 feet and side and rear yard setbacks of 20 feet. The landscaped setbacks for parking lots and driveways may be reduced to 5 feet when the Director determines that adequate buffering has been provided. B. A minimum of 25 percent of the lot/parcel shall be landscaped. C. No parking shall be permitted within the front yard setback. Required parking shall be screened from public view. D. For structures on the Springfield Historic Inventory, any external modification shall be as specified in Section 3.3-900. E. The maximum density in the Low Density Residential District is 24 bedrooms per net acre. (6286) Group Care Home. Any dwelling or facility maintained and operated exclusively for the care, boarding, housing and rehabilitation of more than 15 unrelated persons who are ill, physically or mentally disabled, and/or elderly, the majority of whom generally do not drive an automobile. This definition includes but is not limited to homes for the aged, nursing homes and congregate care facilities. I hope that helps! We are looking to build a 40 some odd bed Memory Care Facility at the address 2 uceived:_4/ � — planner: AL above. The site is smaller then we would like, but the location right next to the hospital is important for the health of our Residents. So, we are trying our best to make it work. We have had some trouble understand what our set back requirements are going to be. We originally were going off the MDR requirements but then realized that we are next to some LDR land and wondering if that will effect us and by how much? We also heard that the parking stalls might be more then the 20 ft stalls we typically see required? I am wondering if/what the city can do to help us out with the tight space? Do they typically work with certain projects if needed? For example, have a drive around the whole building for Fire protection. Is it possible to get some leniency on something like this if we put in a hydrant or something? We really want to build the project but I am worried at this point that we might not have enough space. Any help is appreciated.
