Here is a summary of the points I went over with you: • Per Condition#1 of the ADU approval (TYP112-00026), we need to know the primary structure's height in relation to the ADU. I scaled the ADU height in the building plans and it looks to be about 13 feet at the highest. It's unlikely that the house is less than that in height, but we need the number for our records. • Per Condition#2, there is a 10-foot PUE along the rear property line. Since no part of a structure including eaves can be in a PUE, the building footprint will have to shift a little bit to the west. This can be handled through notes on the building permit plot plan. • Per Conditions#4 and 5, we need a copy of the signed and notarized deed restriction to review for compliance with our regulations. Assuming that the document is sufficient, it would be most expeditious for you to then record the document as soon as possible and give us a copy of it. • Per Condition #6, the exterior elevations of the ADU must substantially match that of the primary house, including the following: o The exterior finish materials shall be the same (raked cedar siding and composition shingle roofing). When I spoke to Donna about this, she indicated that they would like to replace the siding of the main house with hardi-plank within the next couple of years and so would like to have hardi-plank on the ADU. Liz Miller will bring this up to the Planning Supervisor on Tuesday to see if this is possible. Either Liz or I will call Donna Tuesday or Wednesday about this. o The roof pitch to match the primary dwelling. It appears that the roof style as well as pith of he ADU matches the house so no other action is necessary for this. `I Z Date Received: I L 1 Planner: LM calif • • o The trim be the same as the primary dwelling. It appears that the trim matches so no other action is necessary. o Windows match the primary dwelling. Again, it appears that the windows match so other action is necessary. o Eaves shall project the same distance. The eaves match as well so no other action is necessary. I will note these design elements on the building permit so that the Building Inspector will know to check for them in the field. In summary, once I have a copy of the deed restriction to review and I have the height of the main house, I can release the building permit to be issued. Please let me know if you have any questions.
