Development Review Committee holds staff review meetings on Tuesday @ 8:00-10:00 a.m. You should also plan to
attend the staff meeting on Tuesday if you have specific concerns so that the Planning representative can discuss them
prior to.meeting with the applicant. If the Planner feels it is necessary for you to participate in the public meetings
he/she will let you know on Tuesday.

PARTITION TENTATIVE SUBMITTAL
The following narrative is provided to discuss issues discussed in presubmittal notes for
application No. PRE 00019.
PROPOSAL:
To divide a three acre parcel into a 54,505 square foot parcel containing an existing
dwelling and a 68,939 square foot vacant parcel.
PRESUBMITTAL MEETING RESPONSES:
1. Dedication:
Additional dedication is proposed to extend the existing right of way width of Mt.
Vernon Road along the North boundary of the property.
An easement is proposed to establish future public right of way across Parcel 2 to
connect Montclaire Lane and S. 60th Street. Parcel 1 will be provided access to
Montclaire Lane within this easement.
2. An unrecorded slope easement along the South boundary of Mt. Vernon Road is
noted and is located within the right of way to be dedicated.
A pressure sewer line in Weyerhaeuser Road r/w to the East is shown on the plan.
3. The sanitary sewer line that serves the dwelling is shown on the plan.
4. The proposed 30 foot wide drainage easement on Parcel 1 is proposed as a private
easement for the benefit of both Parcels 1 and 2. It will contain a provision to
allow dedication as a public easement if required for future development of both
parcels.
