Also show sewer lateral location for existing home. 3. No stormwater report or calculations are required for this application. When the parcels do develop a stormwater report will be required at that time. Additional comments not related to the completeness of the application: • The proposed partition line and easement is required to be adjusted so ALL of the future extension of Montclaire Ln and South 60th St is within Parcel 2. This is required to prevent any future problems from different future landowners that may oppose or not want to participate in development of parcel 2. An access/utility easement will be required for parcel 1 to ensure future access to the lot. • The full matching width of ROW along Mt Vernon Road is required to be dedicated as part of this partition. This area will be the same as the existing slope easement. An improvement agreement for proposed Parcel 1 and Parcel 2 will be required for future buildout of Mt Vernon Road. The status of the Weyerhaeuser haul road has changed since.2008 and may develop as a public street. As such, the City will require that enough ROW along Mt Vernon Road is established for a 70' ROW along its length. • Date Received: 7/f9/4/7 Revised 10/25/07 Planner AL • • LAND DIVISION TENTATIVE PLAN APPLICATION PRE-SUBMITTAL CHECKLIST Transportation Engineer/Planner: Michael Liebler P.E.
