DECISION The Development Services Director of the City of Springfield reviewed and approved your proposed plan for the partition of Tax Lot 2400 into two parcels: Parcel 1 to be 26,645 square feet; and parcel 2 to be 24,330 square feet. The Final Partition Plat shall be submitted to the City's Development Services Department within one year from the date of this letter. The Final Partition Plat shall include 1) an original and two copies of the Plat; and 2) legal descriptions of the two parcels. CRITERIA FOR APPROVAL In order to receive partition preliminary plan approval, a partition application must satisfy all of the following criteria pursuant to the Springfield Development Code, Article. 34.050. The findings addressing each of the criterion support the approval of the partition preliminary plan. (1) The request as conditioned fully conforms with the requirements of this code and the Metro Plan, especially regarding the efficient use of urban and urbanizable land, the efficient provision of public facilities and services, and consideration of natural features identified in Metro Plan inventories. The Metro Plan designation and zoning map designate Tax Lot 2400 Community Commercial. (2) The future use for urban purposes of the remainder of the property under the same ownership shall not be impeded. The property is fully served with public facilities and developed wi h a retail store and Shari's Restaurant. ?? The partition has no affect on the development of, or access to, neighboring properties. ADDITIONAL INFORMATION The application, all documents and evidence relied upon by the applicant, and the applicable criteria of approval are available for a free inspection at the Development Services Department, 225 Fifth Street, Springfield, Oregon. Copies of the documents and evidence will be made for $0.75 for the first page and $0.25 for each additional page. APPEAL If you wish to appeal the decision of the Partition Preliminary Plat Approval, you must do so within 10 days of the date of this letter: Your appeal must be submitted in accordance with the Springfield Development Code, Article 15, APPEALS. Two parcels are being created. DECISION Final Plat approval as of the date of this letter. The letter granting Tentative Plan Approval (Journal No. 91-02-21) dated March 14, '1991, required an original and two copies of the Plat and the legal descriptions of the two parcels. The original Plat has been signed by the City and is ready to be recorded at Lane County. The legal descriptions for the two parcels will be based upon the Lane County recording number which will be available at the time the recorded Plat is returned to the City. There were no other conditions of approval. When the recorded Partition Plat has been returned to the City, the Partition request will be considered to be finaled and the individual parcels can be listed for sale.
