Dear Ms. Harden:
This letter is in response to a request from Zoning-info for planning and zoning
information on the above stated property. The zoning for these three parcels is
Community Commercial (CC). The Eugene-Springfield Metro Area General Plan and
the Q Street Refinement Plan designations are also Community Commercial. The zoning
of the properties surrounding the property are High Density Residential to the north,
Community Commercial to the South across Q Street, CC to the east across 2"d Street and
Light Medium Industrial/Community Commercial Mixed Use to the west across Pioneer
Parkway. These parcels are not within an overlay district.
To my knowledge there are•no open building or zoning violations on file for this
property. There are also no pending road work plans that may affect the right of way of
this property.
Changes in use or changes in tenant do not require new certificates of occupancy.
Modifications to tenant spaces may require building permits including a Final Building
Inspection.
I have attached copies of two Site Plan Reviews for the shopping center and Shari's
restaurant. I have also attached a copy of a Variance to sign height and a two parcel

Researching building files for the multiple addresses requested, only one Certificate of
Occupancy was found for Shari's Restaurant at 1807 Pioneer Parkway East which is
included. Final Building Inspections were recorded for the remainder of the addresses
referenced above. The absence of a Certificate of Occupancy will not give rise to any
enforcement action.
