Dear Ms.Cannon:
This letter is in response to a request from National Zoning Consultants for planning and zoning information on the above
stated property. The zoning map shows the 3.7 acre parcel is zoned High Density Residential.The Eugene-Springfield
Metro Area General Plan designation is Medium Density Residential.The zoning of the property was changed from R-3 to
High Density Residential to reflect new zoning classifications adopted by the City. The change does not reflect a change in
the allowed use of the site.
The High Density Residential zone allows for 20-30 dwelling units per gross acre. The 95-unit complex was built at a
density of 27 units per acre, within the allowed density.
The apartments were constructed in 1973,prior to the Planning Division's requirement for Site Plan Review. I find no
evidence of variances, conditional use permits, special exceptions or violation cases applicable to this property.
Enclosed please find permit related materials and plot plan showing that the subject site was build with the appropriate site
review and building inspections for the time. .
Building records show a total of 95 units. In 2008,our building records show repairs were made for a fire in a single unit
that affected units 29, 30, 3land 32. The units were repaired with proper permits. The remainder of the permit file reflects
occasional maintenance and repairs. To my knowledge there are no illegally built units, however,this Zoning Verification
process does not include a site inspection. .
