Good afternoon. I have a quick question regarding your zoning code and the property subject above. Can you tell me if
the minimum required density for this property zoned HDR is 25 units/acre or 28 units/acre. I have found that the zoning
code mentions both. See attached and see the following citation from the code.
3.3-1020 Minimum Density and General Development Standards
The General Development Standards for Mixed-Use described in Section 3.2-625 describe the
pedestrian-friendly and transit oriented design standards that apply to mixed use and nodal
development. These standards apply to development within the ND Overlay District. In addition to
those standards found in Section 3.2-625, the following apply:
A. Minimum Density and Floor Area Ratio (FAR).
FAR means the amount of gross floor area of all buildings and structures on a building lot/parcel
divided by the total lot/parcel area. A 2 story building that covers 50 percent of a lot/parcel would have
a FAR of 1.0. Typical suburban FAR's range from 0.3 to 1.0 in mixed-use centers.
1. Where the base zone is LDR, new subdivisions shall achieve a minimum residential density of
6 units per net acre. Minimum residential density in MDR or MUR shall be 12 units per net acre; n
HDR,it shall be 25 units per net acre. The combined net residential density within a node or mixed-
use center shall be 12 units per acre or more.
I am not sure this section applies, however the attached portion of the code is what I was using but then we found this .
section. Can you tell me which one applies please?thank you.

Attached please find an electronic copy of the response to your zoning request letter for King's Court Apts. At
1890 M Street Springfield, Oregon. Liz Miller completed the review for the property at 5236 Main Street. I
believe that she e-mailed you her report yesterday. Both of our reports are in the mail to go out today.
