The zoning for these three parcels is High Density Residential (HDR). The Eugene- Springfield Metro Area General Plan and the Q Street Refinement Plan designations are also HDR.There is a wetland shown on the northwest side of the development. The zoning surrounding the property is HDR and Public Land and Open Space to the north across"S" Street, Community Commercial to the South, HDR to the east across 2nd Street and Light Medium Industrial/Community Commercial Mixed Use to the west across Pioneer Parkway. This development was approved by Site Plan Review(journal number 96-12-249). A copy of this Site Plan Review Notice of Decision is attached. To my knowledge there are no open zoning or building code violations on file. The building permit Job Number for the construction of the apartment complex is 971276. Copies of Certificates of Occupancy are not kept on file. Record show this complex received Final Building Inspection and Occupancy on 12/16/1998. I have attached copies of the building record for this job number. I have verified with the Transportation Division that there are no pending or current road projects scheduled that would affect the right-of-way at this time.
